John Miller is Chief Executive Officer of Moda Capital, where he leads firmwide strategy, capital deployment, and portfolio oversight across the company’s housing investment platforms. He brings more than 35 years of institutional real estate investment experience, with responsibility for national portfolios exceeding $10 billion across multiple asset classes throughout his career. John has a long track record of scaling complex real estate businesses through disciplined capital stewardship, operational leadership, and value-driven execution across market cycles.
Prior to joining Moda Capital, John served as Head of Retail Asset Management at AEW Capital Management, one of the leading U.S. real estate investment managers. In this role, he oversaw portfolio strategy, valuation, acquisitions, financing, asset management, and dispositions, working closely with investment committees, joint-venture partners, and operating teams to drive performance, manage execution risk, and preserve capital.
Earlier in his career, John held senior leadership roles at Berkshire Realty in the multifamily sector, including Corporate Controller and Portfolio Forecasting and Budgeting Manager. There, he led financial planning, budgeting, and performance reporting for a nationwide portfolio of more than 70 multifamily assets, developing a strong foundation in institutional governance, cost control, and operational analytics.
John holds an MBA from Suffolk University, a Bachelor of Arts in Finance, and an Associate of Science in Accounting and Management from Bentley College. He is based in Boston, Massachusetts.
CIO
Michael Heidrich is Chief Investment Officer of MODA Capital, where he leads the sourcing and execution of new investment opportunities, strategic partnerships, and fundraising initiatives. He brings more than 14 years of experience in institutional private equity and family office investment management.
Most recently, Michael served as Vice President and Chief Investment Officer at Crowe Capital Management. His prior experience includes senior roles at AEW Capital Management, Partners Group (SWX: PGHN), and Hunt Companies. He has led multidisciplinary teams in executing over $4.2B in real estate transactions across multiple strategies and has managed a national portfolio valued at $11.8B, comprising more than 34,000 housing units.
In addition, Michael serves as Managing Partner at Avant Communities and Vantage Capital Investments, where he oversees real estate investment initiatives. He is also a published contributor with the Urban Land Institute (ULI), focusing on climate change and the built environment.
Michael holds an MBA from Northwestern University’s Kellogg School of Management, dual BAs in Economics and Philosophy from Boston College, and a Certificate in Real Estate Finance & Development from MIT’s Center for Real Estate. He is based in Houston, Texas.
CFO
Sean Chatlos is the Chief Financial Officer at Moda Capital, where he oversees the firm’s financial blueprint and capital strategy. He leads the firm’s modeling and forecasting initiatives, with a focus on projections and cash management, ensuring every vision is supported by a transparent roadmap to execution. Sean views financial precision as a collective feature of the firm, led by a disciplined real estate team with institutional-grade experience.
His approach is informed by his roots in the workforce housing of Pittsburgh, forming a firsthand education in operational realities. He leverages this perspective to navigate capital formation, demand drivers, and tax-efficiencies, providing the guidance necessary to turn complex opportunities into attainable real estate assets.
Prior to Moda Capital, Sean was with AEW Capital Management for a decade. In that role, Sean directly managed over $1B in real estate and built asset management operations while earning his CFA designation. Prior to that Sean began his career working for PricewaterhouseCoopers, covering global bank operations, private equity, and real estate sectors as a Senior Associate while attaining the CPA license. Sean holds a degree in Finance from Penn State University.
He lives in Boston with his wife and dog Yeti, all driven by an ambition to rethink the structures of modern living.
COO
Danny Loveland is the Chief Operating Officer of Moda Capital, where he leads acquisitions, development, and day-to-day operations. He focuses on sourcing and executing value-add investments through disciplined underwriting and strong operational execution across the portfolio.
Danny brings experience across finance, strategy, and revenue operations, with a strong track record supporting venture-backed ad tech, solar and early stage companies. He has led FP&A, forecasting, budgeting, and performance reporting in high-growth environments, using data-driven insights to improve results, streamline operations, and manage risk.
Prior to Moda Capital, Danny was an early team member at tvScientific, a leading performance advertising platform for connected TV that was acquired by Pinterest. Earlier in his career, he held strategic roles at AdRoll, Vivint Smart Home, and Sorenson Media, supporting corporate development and product initiatives.
Outside of Moda Capital, Danny actively invests in real estate and seed + early-stage startups. He holds both a Bachelor’s and Master’s degree in Finance from the University of Utah and lives in Salt Lake City, Utah with his wife and two children.
Advisor
Steve Hafen serves as Strategic Advisor for Moda Capital. He is a visionary senior executive, investor, and operator with broad experience leading large-scale organizations and innovative growth companies across multiple industries. He has a proven track record of driving operational efficiency, revenue growth, and organizational alignment in complex environments, with a career culminating in Chief Executive Officer (CEO) and other senior executive roles.
Steve currently serves as Administration Vice President and Chief Financial Officer of Brigham Young University, where he provides functional leadership over Financial Services, Human Resources, Physical Facilities, Auxiliaries and Programs, Purchasing and Travel, and Police and Security. In this role, he works closely with the university president to achieve core strategic objectives as a key member of the President’s Council.
Steve is also an independent investor and entrepreneur through SJH Holdings, LLC. Since 2013 he has engaged with several start-up and small companies through direct capital investment and operational support. His portfolio spans educational technology, robotics, solar energy, real estate, storage, media, and software platforms.
Known as an innovative problem solver with a deep ability to leverage technology, Steve builds high-performance teams, and optimizes diverse environments. His leadership style combines strategic clarity with practical execution, consistently improving productivity and long-term enterprise value.
Steve’s background also includes business instruction at BYU’s Marriott School of Business, where he was an adjunct faculty member for more than 13 years. He is a graduate of BYU with a master’s degree in business administration and a bachelor’s degree in international relations with a minor in Japanese.
